What does the price of architectural services depend on?
Pricing for design work depends on several factors such as the area of the designed building, the estimated cost of construction of the building, number of storeys above ground and underground constructions, slope of terrain and the complexity of technical solutions as well as the level of detail required by the client.
Therefore, this price list is not binding, it is just used to help you calculate the indicative prices for our design services. Binding price for our services will be included in our individual price bid which will gladly send you according to your individual requirements.
The basic price for our architectural services is based on the area of the designed building. This price is, in some cases, increased by additional charge (e.g. extra cost for the house on a slope) or reduced by discount (e.g. on the basis of design repeatability or longer deadlines).
How to calculate the area of the designed building?
Area of all rooms within the designed building is counted to the area of the designed building. Floor area of garage, garden house, gazebo, covered terrace or other building related to the house is also counted to the area of the designed building. The area under the peripheral walls or partitions is not counted as an area of the designed building.
Architectural study from 5€ / m2
The purpose of architectural study
Architectural study is the process during which we design your house. Its result is a document according to which we can later easily prepare drawings for building permit or construction drawings. During this design process we will clarify a number of things related to your living style and design preferences you may have never thought of.
At the beginning of the architectural study we will formulate together the design requirements on the house and will find out any restrictions on construction in your locality. Based on these inputs, we design initial floor plan of your future house. This floor plan, usually after a few rounds of adjustments, will get its final form. Afterwards we will draw 2D elevations and prepare 3D model of your house, on which we will fine tune the aesthetic and material details.

1. 2. Basic architectural study
The result of this process is a design of an individual building elaborated in digital form in PDF format that contains a site drawing, floor plans of all floors, room area schedules and all elevations.
Price 5€/m2 of the area of designed building, minimum 300 € For buildings with more than 180 m2 we offer individual discount on excess m2
Note: The above prices of architectural studies are valid only if you order architectural study together with drawings for buildig permit or construction drawings. In case you order the architectural study alone, we charge additional 20% to the above prices.
Note: Both variants of architectural study contain one initial design based on client requirements and one fundamental change of this design. Minor design modifications during the design process are included in the price of the study. Minor modifications are those that do not affect bearing walls and basic functional design of the building.
Drawings for building permit from 30€ / m2
The purpose of drawings for building permit
Drawing for building permit serve for issuing a building permit. These drawings are less detailed than construction drawings and they do not contain construction details, material schedules or budget. Therefore, we can prepare drawings for building permit faster and cheaper than construction drawings. These drawings come in handy in a situation when you need to quickly submit drawings for a building permit and in the meantime we can finalize you the construction drawings for the extra charge or in the situation if you just want to save money on the plans.
Our services
We can prepare for you all the drawings necessary for building permit after the completion of architectural study, or if you already have a fully functional and clear vision of your future house (this means at least a floor plan with shown thickness of walls, windows and doors, drawn to a scale of 1: 100 or 1:50).
Drawings for construction permit include a site plan drawing, technical report, architectural drawings (floor plans, elevations, sections), statics, water supply and waste disposal, heating, electrical installations and lightning, project of fire protection, calculation of energy performance of buildings (EPBD) and all necessary utility connections.
Price 20€/m2 of the area of designed building, minimum 2500 € For buildings with more than 180 m2 = 5400€ + 15€ for each m2 above 180 m2 For houses on a slope (building foundations are not on one level) we charge additional 20% to the above price. For semi-detached houses (if identical / mirrored) we charge additional 40% to the price of the first house. For terraced houses we charge additional 40% for each separate house.
Note: These prices include standard technical solutions. Prices do not include design of a special cooling system, heat recovery system, heat pump, swimming pool equipment, photovoltaic panels, solar heating and other above-standard solutions. These are extra charged according to its complexity.
Construction drawings from 42€ / m2
The purpose of construction drawings
Construction drawings can be used for application for a building permit as well as for construction of a building. Construction drawings are more detailed than drawings for building permit. They include everything that is in drawings for building permit, plus they contain more detailed dimensioned drawings, construction details, schedules of windows and doors, plumbing and woodwork schedules, material schedules as well as a budget. The drawings of individual professions are also elaborated in more detail and contain extra drawings like sections through outside drainage and water supply pipes, more detailed plans of concrete reinforcement etc.

We can prepare for you fully detailed construction drawings after the completion of architectural study, or if you already have a fully functional and clear vision of your future house (this means at least a floor plan with shown thickness of walls, windows and doors, drawn to a scale of 1: 100 or 1:50).
Price 42€/m2 of the area of designed building, minimum 3600€ For buildings with more than 180 m2 = 7560€ + 25€ for each m2 above 180 m2 For houses on a slope (building foundations are not on one level) we charge additional 20% to the above price. For semi-detached houses (if identical / mirrored) we charge additional 40% to the price of the first house. For terraced houses we charge additional 40% for each separate house.

Other services from 25€ / hour
Photorealistic visualization
If you already have a 3D model from us (as a part of architectural study), we charge 80€ for 1 photorealistic visualization. If we have to create a 3D model, the first visualization starts from 150€ (depending on complexity), each additional 80€.
Expert consultation
Within the expert consultation we will try to pass as much information as possible in the shortest time possible, or just help you with your problem from the construction sector.
Expert consultations are charged at 40€ per hour. They are charged for each started 15 minutes with the amount of 10€. Initial consultation to individual project in length of 30 minutes is free of charge.
Author's supervision
Price for author's supervision is 35€ / hour of supervision + travel compensations (20€ / hour of travel + 0,3€/km one way).
